Brokers lack trust
Diaspora Armenians are mainly the ones calling real estate agencies in Armenia. Experts say citizens of Armenia prefer to purchase or sell their homes without brokers.
"It is a matter of confidence and mentality," says Head of Kentron Real Estate Agency Garik Danielyan.
Citizens pay 2-2.5 percent to brokers, and real estate agents consider this normal.
Home prices vary in the suburbs and central Yerevan. Whereas 1 square meter in central Yerevan costs 450,000 drams, it costs 250,000 drams in the outskirts. Buyers consider communal accommodations and in which community the home is located.
"Those from the provinces wish to live in districts that are closer to the provinces. Citizens of Tavush province prefer to live in the Avan and Nork masses, while citizens of Shirak province prefer Ajapnyak district," says Garik Danielyan.
Even though agencies mainly offer their services in Yerevan, "there is no real estate agency that can work nationwide," according to head of myrealty.am Aram Hakobyan.
As for the fact that construction firms trick citizens and sell the apartments several times, Garik Danielyan says his agency can clearly tell the buyer which is a good construction firm and can offer an "x" amount of money for the building.
"We don't offer the more affordable building next to that because there is a difference," says Head of Kentron Real Estate Agency Garik Danielyan.
